WHAT IS SBEM?

SBEM (Simplified Building Energy Model) is a Government-defined process which tests a building's design for compliance with Part L of the Building Control Regulations & calculates an Energy Performance Certificate

DO I NEED A Compliance Document?

Yes, from 7th April 2006 all new buildings require an SBEM Calculation prepared by an accredited assessor who will issue a BRUKL Part L Compliance Document.

WHAT DO I NEED TO DO?

There are 2 stages - the first stage (called the 'design' stage) needs to be completed and submitted to your Building Control Body or Approved Inspector at the same time as yourBuilding Control Application. Caution: Building Control may request a re-submission of the SBEM Calculation if changes are made to the specification after the designstage has been submitted if they are likely to affect compliance.

The second stage (called the 'as-built' stage) comes into force when the build is completed and an Energy Performance Certificate will need to be produced for presentation to your the Building Control Officer for final sign off. The assessor will need ensure that the completed building has been built as designed prior to issue of the certificate.
