ENERGY PERFORMANCE CERTIFICATES (EPC)
An EPC is a legally required document when offering to sell or rent a residential property; it has a prescribed format and will provide an image of the energy efficiency of the property at the time of the inspection and give a rating, which will enable it to be compared on a like for like basis with other properties.

Additionally an Environmental Impact Rating will be provided which will give an estimated indication of the carbon emissions produced.
The certificate will also provide a series of energy saving improvement measures indicating the typical savings that could be achieved if the recommendations were implemented and their effect on the Energy Efficiency & Environmental Impact Ratings.
IMPORTANT CHANGE TO THE REGULATIONS -
For domestic properties offered for sale - Since May 2010 the Home Information Pack (HIP) legislation has been suspended, however there remains a requirement to provide an EPC to prospective purchasers.
Arrangements to provide the EPC should be made as soon as the property is put on the market, however potential buyers may be introduced whilst waiting for the certificate to be produced.
For domestic rented property - The legislation relating to residential rented property remains unchanged. The EPC should be made available to any prospective tenant as soon as marketing commences; it is the responsibility of the Landlord to make the EPC available.
