ENERGY PERFORMANCE CERTIFICATES (EPC)
An EPC is a legally required element of a Home Information Pack; it has a prescribed format and will provide an image of the energy efficiency of the property at the time of the inspection and give a rating, which will enable it to be compared on a like for like basis with other properties.

Additionally an Environmental Impact Rating will be provided which will give an estimated indication of the carbon emissions produced.
The certificate will also provide a series of energy saving improvement measures indicating the typical savings that could be achieved if the recommendations were implemented and their effect on the Energy Efficiency & Environmental Impact Ratings.
IMPORTANT CHANGE TO THE REGULATIONS -
Since 1st October 2008 all properties that were exempt from the requirement to have a HIP because they were already on the market prior to the various introduction dates now require an EPC (Energy Performance Certificate) - your Estate Agent will be breaking the law if he continues to market your property after his date without one.
Introduction of 'First Day Marketing' - From 6th April 2009 - this means that your Estate Agent will not be able to commence marketing your property until a Basic Home Information Pack is available. (Previously there was a period of leeway)
